Aventerra Wealth Exchange

Delaware Statutory Trust offerings for accredited investors reinvesting real estate sale proceeds through a 1031 exchange.

How a DST fits a 1031 exchange

A DST interest can qualify as replacement property in a 1031 exchange. The exchange follows the same timeline as any other.

This is a general overview, not tax or legal advice. Consult your tax advisor and qualified intermediary about your exchange.
STEP 1

Sell your property

Sale proceeds go to a qualified intermediary, not to you, to preserve the exchange.

STEP 2

Identify within 45 days

Name your replacement property, which can include a DST interest, within 45 days of the sale.

STEP 3

Close within 180 days

Complete the purchase of your replacement property within 180 days of the sale.

STEP 4

Own a beneficial interest

You hold an interest in the trust that owns the property. Aventerra manages the property.

Why a DST

  • TAX DEFERRAL

Defer capital gains and depreciation recapture taxes on the sale of your property.

  • PASSIVE INCOME

Targeted distributions without the responsibilities of managing property.

  • DIVERSIFICATION

Allocate exchange proceeds across properties or markets.

  • ESTATE PLANNING

Heirs may receive a step-up in basis. Consult your tax advisor.
